When purchasing a home, you are faced with a multitude of decisions! The primary one is whether you are actually prepared to purchase a home. Locating the perfect home is not always an easy task, and obtaining a mortgage loan can be a complex and tiring process. Although, once you have determined that you are ready to move forward with the required effort towards your home-purchasing goal, the rewards are unquestionable.

 While at your side each step of the way, I will make the process of purchasing a home easier, more enjoyable, less time-consuming, and less expensive than if you undertook this challenge on your own. I will help you prepare so that sellers perceive you as a preferred buyer, help you locate and assess properties for sale that match your specifications, and help you through the myriad of details attending the actual purchase.

Now that we've navigated through the initial stages, including your consultation, downsizing plan and have a clear understanding of how much you can comfortably afford to invest in a new home, we can move forward with confidence.

INITIAL MEETING WITH REALTOR: 

  • We’ll chat about homes that could be suitable properties.
  • What is your preferred timeline for buying or selling?
  • Are there specific neighbourhoods or areas you are interested in?
  • What type of property are you looking for (e.g., single-family home, condo, townhouse)?
  • What are your "must-haves" and "deal-breakers" for a property?
  • What features are important to you in a home (e.g., number of bedrooms, amenities, walkable areas)?
  • Do you have any specific preferences regarding the age or style of the home?
  • For sellers, what improvements or renovations have you made to the property?
  • Are there any concerns or challenges you anticipate in the buying or selling process?
  • Do you have a preferred closing date in mind?
  • How familiar are you with the local real estate market?
  • What is your preferred method of communication (e.g., email, phone, in-person meetings)?

START HOUSE HUNTING: 

  • We will work together to search for homes that meet your criteria. You can also attend open houses, view properties online to narrow down your options. 
  • Make an Offer:  Once you find a home you like, we will draft and submit an offer to the seller. This document includes the proposed purchase price, conditions, and other terms.

    Negotiate and Acceptance: Expect negotiations between you and the seller. I will help facilitate this process. If both parties agree on the terms, the offer becomes a legally binding contract.

    Home Inspection, Financing and Other Conditions: We’ll do a home inspection and finalize your mortgage arrangements, ensuring that all necessary documents are provided to the lender. This includes a home appraisal, income verification, and other financial details.

    Subject Removal: Once the inspection is complete and any necessary negotiations are settled, you can remove subjects (conditions) from your offer.

    Lawyer or Notary Public:  Hire a lawyer or notary public to handle the legal aspects of the transaction. They will review contracts, conduct title searches, and ensure a smooth transfer of ownership.

    Completion and Possession:  On the completion date, your lawyer or notary will transfer funds to the seller, and you will take possession of the property. This is when you receive the keys and officially become the homeowner.

    Move In:  Plan your move and start settling into your new home. Don't forget to update your address with relevant institutions, utilities, and government agencies.
